Services and fees
Every fee below is fixed and agreed in writing before work begins. Contract work carries a delivery date. Property completion work does not, and I explain why.
Not sure which one you need? Start with a 30-minute Advisory Call at €95. If you instruct me within seven days, the whole €95 comes off the fee.
1. Send the matter
One short form, general terms only. No documents and no payment at this stage.
2. Get a decision within one business day
I check for conflicts and confirm I can hold your date, then send an engagement letter with the fee and, where the service has one, the delivery date. Or I tell you plainly that I can’t take it.
3. Sign and pay the first half
The clock starts when your signed letter, your identification documents and the first half of the fee have all reached me. At that point I ask for the documents in the matter.
4. Receive the work
Contract work is delivered by email as a Word file, on the date in the letter. Property completion work is reported at each milestone instead. The second half of the fee is payable on delivery. The total does not change.

Someone has sent you an agreement. In two business days you’ll know exactly what you’re signing.

What is not included
Written advice you can rely on beyond that summary, or document review — I can’t read a contract properly in 30 minutes and won’t pretend to.

Outside every contract package: advice on the law of any country other than Cyprus, tax advice, and litigation or any matter already before a court.

Buying property in Cyprus
Property work is priced at 0.5% of the purchase price per element, with a minimum of €500 for each. It is split into two parts, because only one of them is entirely in my hands.
Property Contract Review

What is not included
Acting for you on completion, transfer of title or the mortgage, holding or transmitting purchase monies, valuation or survey, planning or building compliance, non-Cyprus law, tax advice, or litigation.
Not for you if you have already signed and paid a deposit. Call me before buying anything online — that is a different conversation.
Purchase Completion
0.5% per element, minimum €500 each · no delivery date
Two elements, each priced separately: tax clearance, and Land Registry work.
Why there is no date on this one. This work runs on the Tax Department’s timetable and the Land Registry’s queue, not mine. I will not put a delivery date on something I do not control, because a date I cannot keep is worth nothing to you.
Instead you get milestones: I confirm within one business day whether I can act, and at every stage I tell you what has been lodged and what we are waiting on.
Identity checks, fees and taxes
Identity and source-of-funds checks are required by law before I can act on any property matter, and must be completed before engagement.
Government fees, stamp duty and Land Registry charges are paid by you directly to the authority concerned. I do not receive or hold purchase monies, deposits or tax payments at any point.

Each element is instructed separately. Many buyers take the contract review alone. The figures below show what all three come to if you instruct me on all of them.

Many buyers start with the contract review and decide about completion once they have the report. Either way works.
Fees, VAT and how payment works
All fees are shown in euro and are the total payable. No VAT is currently chargeable on these services. There are no hourly add-ons within the scope described. Government fees, stamp duty, Land Registry charges, translation and courier costs are separate, and I tell you the expected amount before you commit.
Nothing is charged until you accept the engagement letter. Half the fee is payable then, half on delivery. The first half covers the conflict check, the capacity confirmation and the delivery date I hold for you from that moment. Payment is by bank transfer to the account set out in the letter.
The Advisory Call is the exception: €95 payable in full when the call is booked, credited against any package if you instruct me within seven days.
I do not hold client money. Purchase monies, deposits, stamp duty, transfer fees and taxes are paid by you directly to the other side or to the authority concerned. They never pass through my hands. The only money I take from you is my own fee.
I will never send you new or changed bank details by email. If you receive any message claiming my account has changed, call me on +357 97 890698 before transferring anything.
If I miss the date
The date in your engagement letter is a commitment, not an estimate. If I can see I am going to miss it, you hear that from me before the date, not after. You then choose: a new date, or cancel and take back everything you have paid, however far the work has gone.
If the date passes and I have not told you, the choice is still yours, on the same terms.
The only thing that stops the clock is my waiting on something from you. If that happens, I tell you the day it happens, and I tell you the new date.
Changing your mind
If you are buying as a consumer rather than for a business, you have 14 days from accepting the engagement letter to cancel. If I have not started, you get back everything you have paid. If you asked me to start straight away and I did, you pay for the work done up to the point you cancel and nothing more.
Tell me by email and I confirm the same day.
Matters outside these packages — litigation, or work spanning several months — are quoted separately. Send the details and you will have a fixed quote within one business day. Full scope, cancellation rights and liability terms are set out in the Terms of Business.
Questions people ask before instructing me
Are you actually qualified to do this?
I am a practising advocate registered with the Cyprus Bar Association under number 9611. You can verify that with the Bar directly, and you should. I work in contracts and property, and I also run a criminal defence practice — that is where I learned what happens to an agreement when someone finally tests it.
You also do criminal work. What if you’re in court when I need you?
My week is not always my own, which is exactly why I check my capacity before I accept a matter and before I put a date in front of you. If I cannot hold the date you need, you know within one business day and you still have the day to find someone who can.
Do I have to come to Larnaca?
No. Email, phone and video cover everything. I need identity documents for every matter before I can start, and they can be certified and sent — property matters need a fuller set.
What language do you work in?
English and Greek. Your engagement letter and the work itself come in whichever of the two you prefer.
Can you act for me if I don’t live in Cyprus?
Yes. A good part of my property work is for buyers who are not in the country.
Why don’t you want my documents at the enquiry stage?
Because I have to check I am not already acting for someone on the other side. Until that check is clear I would rather not hold your papers at all. Once you are engaged, I ask for everything.
What if I’m not happy with what you deliver?
Every package includes revisions, and the number is written into your engagement letter. If what arrives is not what the letter says would arrive, tell me and I fix it at no charge. If you think I have the law wrong, tell me that too — I would rather argue about it now than have you sign something you do not trust.

No VAT is chargeable on these services. I do not hold client money: taxes, deposits and purchase monies go direct from you to whoever they are owed to. I will never send you new or changed bank details by email. If you get a message saying my account has changed, call me before you move any money.
